A five storey building just off the busy Byres Road in the West End of Glasgow, this development included a new 5000 square foot retail space at ground floor with 4 floors of high quality apartments above. A rooftop amenity deck together with a duplex penthouse apartment formed part of the construction brief.
The development is situated directly above the Glasgow Underground tunnels and this presented challenges in relation to the foundation solution. No additional loading could be applied to the underground tunnels and this resulted in the use of deep section rc beams spanning over the tunnels between large diameter piles to take the foundation loads.
The structure comprised of a steel frame with composite concrete slab at first floor level. Above the first floor a timber kit solution was used for the apartments with the external cladding being a natural stone. The apartments are fitted out to high standards with high quality finishes throughout.
